Bumble Bee, at Withers Road, Rouse Hill, is a mixed-use industrial project that combines warehouse units with community facilities on a single site.
The development includes 23 warehouse and office units built with tilt-up concrete panels and steel framing. Each unit has a high clearance warehouse space with a mezzanine office, designed to suit a variety of small to medium businesses. In total, the project delivers more than 8,500 square metres of floor space.
Alongside the industrial units, Trescon also delivered a childcare centre, swim school and community church space. These facilities were built to strict compliance standards, with fire safety, acoustic separation and accessibility integrated from the outset. The childcare centre features indoor classrooms and outdoor play areas, while the swim school and church were completed as base build works for specialist fit-outs by the operators.
The project required careful planning to coordinate different occupancy types within one development, while also managing the logistics of extensive tilt-up panel construction and a basement car park. Careful planning, sequencing and close collaboration with consultants ensured these elements came together seamlessly.
Today, Bumble Bee functions as a place where businesses and community services operate side by side, reflecting the growing needs of the Rouse Hill area.
